What is hard money?

Private money against the asset. Short term. Business-purpose only.

Hard money (private money) is a short-term, asset-based loan used for investment real estate. The capital source looks at the collateral, the rehab, and the exit — not a W-2 story. This desk brokers those files. We do not fund them.

What it is used for

Typical stories: buy and rehab, bridge between contracts, or a short hold while a longer product is assembled. If the plan is a long-term rental whose rent covers PITIA, that is usually a DSCR conversation, not this one.

How it is usually structured

  • Interest-only monthly payments during a short term
  • Points (origination) paid at close
  • A loan sized against cost (LTC) and after-repair value (LTARV)
  • An exit: sale, refinance, or a different hold product
